National legislation has tightened rules on short-term rentals across France, giving mayors more control to regulate the rental market in their cities. But the new mayor of Nice has eased the stricter rules of his predecessor, opting to relax the quota per district.
In Nice, property owners must register their rentals with the city and obtain a unique identification number. This 13-digit license number, starting with “06”, must be displayed on all listings.
As a traveler, it’s your responsibility to ensure that your rental is compliant with these regulations. Look for listings that include the required 13-digit registration number, and don’t hesitate to ask your host for clarification if needed. By choosing a legal and responsible rental, you’re supporting sustainable tourism.

How about a bright and airy apartment rental in Nice that directly overlooks Cours Saleya and the sparkling Mediterranean? That’s exactly what this gorgeous family-friendly unit offers.
It features two bedrooms, two bathrooms, a light-flooded living area, and a well-equipped kitchen with quality appliances. Since it’s located on the third floor of a historic building, you will need to climb some stairs. But the stunning views are so worth the effort! Not only can you watch the lively market scenes from the window, but you also overlook Castle Hill and even the tops of the palms lining the coastal boulevard.
You can find this apartment on Cours Saleya in the Old Town of Nice. This vibrant marketplace is where the popular flower and fresh produce markets take place from Tuesday to Sunday. On Mondays, there’s an antique market and on summer evenings an artisan market. This is by far the most iconic place to stay in the city.
Note that the lively setting comes with a certain level of street noise. So, if you’re a light sleeper, you might want to bring earplugs. Also, since the Old Town of Nice is pedestrianized, you’ll have to walk the final stretch to your rental regardless of your transportation of choice.
2. Luxurious seafront apartment with several balconies
Check out the inviting sea views from this upscale apartment rental. With three bedrooms, four bedrooms, and a spacious floor plan, this is a perfect place to stay for families. There’s also a tastefully decorated salon and a well-stocked kitchen. The living area and two of the bedrooms have a delightful balcony from where you can soak in the endless sea views.
This luxurious unit is located at a prime location on the Quai des États-Unis, which is the extension of the Promenade des Anglais, halfway between the Cours Saleya and Place Masséna, and opposite some of the best beach clubs. There’s a public underground parking right next to the building, and all landmarks and facilities are within easy reach.

This cozy holiday rental in Nice Old Town is a wonderful place to reside. With two bedrooms, one bedroom, a fully equipped open-plan kitchen, and a pleasant living area, it offers everything you need for a comfortable stay.
Families should note that the second bedroom is a guest room that’s separated from the living room using a curtain. If that works for your crew, then you’ll love it here. And unlike most buildings in the historic center, this one comes with an elevator.
Vieux Nice, or the Old Town of Nice, is a maze of narrow streets lined with colorful buildings. It’s a lively area with restaurants, shops, and cafés. You can find this apartment in the district’s westernmost corner, steps from Place Masséna, the beaches, and the shops. Location-wise, this can’t be beat!
4. Modern apartment with postcard views over the port
I absolutely love this location with the charm of the port, the picturesque views over Mont Boron, and the irresistible local vibe!

This spacious top-floor unit aptly named Vista di Portu features two bedrooms, two bathrooms, a modern kitchen, and an airy living area. You get to oversee the entire Port Lympia from up here. Note that this apartment is located in a stately historical building without an elevator.
Plenty of restaurants, cafés, and excellent transportation options such as the tram stop and ferry pier are located at your doorstep. Around the corner, on the opposite side of Castle Hill, are the beaches, the Promenade des Anglais, and the Old Town with its vibrant Cours Saleya markets.

Nice apartment rentals typically offer limited space and minimal visual privacy. This skylight terrace is an exception to the rule. Thanks to its elevated position, it provides a secluded setting that feels both spacious and private. The extra-large terrace is the perfect place for breakfast, relaxing, and sunset-watching.
This stylish unit has two bedrooms, two bathrooms, and a well-equipped kitchen. Note that this is an adult-only property. Keys are to be picked up at the rental agency three blocks down (a 5-minute walk).
This sleek penthouse is located in the heart of the Carré d’Or district with an array of boutiques, restaurants, and cafés at your doorstep. The beaches of Nice and the Old Town (Vieux Nice) are just a short walk away.
6. Seafront apartment for a couple’s getaway
This cozy one-bedroom apartment comes with amazing sea views and a delightful balcony to enjoy the Mediterranean vistas to the fullest. It’s equipped with everything you need for a carefree stay for two. The unit features a bright living area, a stocked kitchen, a modern bathroom, and a comfortable bedroom. The residential building is equipped with an elevator.
This property is located on the Quai des États-Unis, the extension of the Promenade des Anglais. This section of the coastal boulevard has one-way traffic which makes it a bit less noisy but expect traffic day and night. You’ll be at the center of the action, across from the beaches and within walking distance of the Old Town and Place Masséna.
7. Villa rental in Nice’s wine region
Check out this beautiful villa rental in the hinterland of Nice. It’s the perfect compromise for families with kids looking to balance family time by the pool with an occasional jaunt or afternoon at the beach.
There are three bedrooms, three bathrooms, a full-sized kitchen, a living and dining area, and, of course, a beautiful terrace with its sparkling swimming pool and adjoining grassy area.
The Bellet wine region is located on the slopes of the Alps just north of the city center. Nine wineries are nestled between the verdant hills of Bellet, the most famous one being Château de Crémat. So, not only is this villa rental in Nice perfect for families, but it’s also an amazing travel base for wine lovers.
A car is recommended if you’re staying here, but you can also rely on ride-sharing services from Bolt or Uber. The drive to Place Masséna in Nice takes around 20 minutes. Alternatively, you could take Lignes d’Azur bus 62 from stop “Le Génie / Bellet” to stop “Magnan”.
8. Cozy studio for two
Next on this list of vacation rentals in Nice is this highly affordable yet stylish studio. It has a separate bathroom, a modern kitchen, and a living area that doubles as a bedroom thanks to the comfy sofa bed. The light and airy design makes this a wonderful option for a solo traveler or a couple on a budget.
Note that the listing on the booking site doesn’t mention air conditioning. However, after verification with the rental agency, I’m pleased to confirm that a mobile air conditioning unit is available. Feel free to double-check it after booking via the request form.
This unit is located in the Port district at the beautiful Place Garibaldi, just a few steps north of the Old Town. This area is well connected to the tram line and the ferry pier, making it a perfect travel base for exploring both Nice and the day trips from Nice beyond it. You’ll find plenty of restaurants, shops, and cafés at your doorstep.

I absolutely love this rocky coastline. Last time I was here, I even saw a pod of dolphins from the platform!
This fabulous holiday rental in Nice is located in a prestigious residence with a gorgeous pool. It features two bedrooms, two bathrooms, and a beautiful balcony with amazing sea views. This is an adults-only property where serenity reigns.
The cliff-perched Palais Maeterlinck operates a unique private funicular that follows the flank of the hill to sea level. Plage de la Plateforme is not an actual beach but rather a rocky terrace equipped with stairs to allow you to take a dip in the most natural setting. From the platform, you can also connect to the Cap de Nice hiking trail, one of the best coastal walks on the French Riviera, that connects Nice to Villefranche-sur-Mer.
Palais Maeterlinck can be found in the upscale Mont Boron district, halfway between Nice and Villefranche-sur-Mer. Technically, you can walk to the center of Nice along this scenic coastal path and around Port Lympia, though most guests rely on a car or the bus stop out front.
Palais Maeterlinck also has a large on-site parking lot if you plan on exploring the area by car. Plus, there’s a bus stop in front of the residence with a direct connection to Nice and Villefranche-sur-Mer as well as the option of ride-sharing with Bolt or Uber. The drive to the Port of Nice takes 10 minutes and to Place Masséna around 15 minutes.
10. Chic unit steps from the beach
This pleasant unit features two bedrooms, a bathroom, a well-stocked kitchen, and a bathroom with a double sink and a luxurious shower. The wooden floors and luxury finishes give it a bougie yet inviting feel. What I really love about this Nice rental is that it comes with lots of closet space.
This rental is located on a side street of the Promenade des Anglais and across from an underground parking lot, which is super convenient if you happen to have a car.
The Carré d’Or district enjoys a privileged location close to the beaches, the lively shopping streets, Place Masséna, and Vieux Nice. You’ll also find plenty of bakeries, shops, and restaurants in the direct vicinity of this rental.
11. Light-flooded penthouse in the shopping district
Welcome to this light-flooded top-floor apartment overlooking Nice’s lively shopping avenue. This duplex unit has two bedrooms, 1 bathroom, and an open-plan kitchen and dining area. A beautiful little balcony runs along the length of the living room, allowing a glimpse into the hustle and bustle of the street below.
This beautiful apartment is situated in a corner building on Avenue Jean Médecin, the central axis that runs from Place Masséna to the railway station. When it comes to transportation, you’ll be spoiled with options, with a tram stop right in front and the Nice-Ville train station down the street.
Across the street is a public parking lot, and on the ground floor of the building, there’s a boulangerie. This area is packed with shops and restaurants, yet just a short walk from the Old Town and the Promenade des Anglais.
12. Affordable, stylish unit at a fantastic location
Personal tip for this area of Nice: The Garden Café at the Jardin Alsace Lorraine is one of my favorite places for brunch. Be sure to arrive early because availability is limited. I’ve been waiting in line there several times but the food is so worth it! La Villa Massenet is another personal favorite for breakfast, brunch, lunch, and dinner.

You can find these Nice apartment rentals in the block behind the iconic Le Negresco, one of the most luxurious hotels on the French Riviera. The Gambetta – Fleurs district is a beautiful and safe residential area that offers the best of both worlds: proximity to all major tourist sites and a glimpse into local life in Nice. The beaches of Nice can be found just around the corner.

Behind the facade of an unassuming apartment building in the elegant Quartier des Musiciens lies this hidden oasis. It’s a small ground-floor apartment with a very well-thought-out, classy layout and the most charming patio.
It has one bedroom, a sleek bathroom, and a small open-plan kitchen and seating area. But my guess is that you’ll spend most of your time outside, in the tropically inspired lounge or dining area.
Location-wise, you’re steps away from the Nice-Ville train station, making this the perfect travel base to explore the French Riviera. The tram stop is a few blocks away, and both the beaches of Nice and Place Massena are just a 15-minute walk.
